7.    CITY COUNCIL BILL #25-0130/ CITY STREETS – CLOSING – A PORTION OF REMINGTON AVENUE BOUNDED BY WEST 27TH STREET, REMINGTON AVENUE, WEST 28TH STREET, AND CRESMONT AVENUE  (Twelfth District)

For the purpose of condemning and closing a portion of Remington Avenue bounded by West 27th Street, Remington Avenue, West 28th Street, and Cresmont Avenue as shown on a plat numbered 310 A 25A, prepared by the Survey Section and filed in the Office of the Department of Transportation; and providing for a special effective date.  (City Council President - Administration)

This request came to the Planning Commission in 2024, first for a 12' strip of ROW, which was then amended to 13.5' to better fit the proposed building.  We noted that there is a 96" storm drain easement that bisects the triangular lot, constraining development to the larger part of the triangle. The smaller "point" of the triangle will remain as open space.  DOT realized that the edge of the proposed building will extend exactly to the edge of the property once the 13.5' strip is consolidated.  For that reason, they required an additional 6" so that the new request is for 14' of ROW to be closed and consolidated into the lot.
